Whether you own an existing multifamily property, or are planning new construction, New York State Energy Research and Development Authority (NYSERDA) can help maximize your building’s energy efficiency for lower energy costs and greater resident comfort.
NYSERDA’s portfolio of programs and incentives make it easier to amp up the performance of your building, by providing access to programs that fund, implement and measure energy efficiency to improve building performance and your bottom line.

Multifamily Performance Program (MPP): Performance Pays
Performance pays when you approach your building as a complete system for big energy savings. The Multifamily Performance Program (MPP) is available for multifamily buildings with five or more units and four or more floors. It includes an initial whole-building assessment and creation of an approved Energy Reduction Plan, with specific executable steps intended to boost your energy efficiency by 15 percent or more. Incentives are in the form of a flat payment ranging from $2,500 to $20,000 plus an additional $600 per unit (or $1.50/sq. ft. on new construction) toward the implementation of recommendations contained in the Energy Reduction Plan. Programs for low-cost financing are also available through Green Jobs–Green NY.

FlexTech Benchmarking Pilot: How does your building measure up?
You need to understand your building’s energy performance, whether it’s to come into compliance with Local Law 84, or to improve current and long-term energy efficiency. Available to multifamily properties at least four stories high with five or more residential units, the FlexTech Benchmarking Pilot is the streamlined, affordable way to conduct an operational review of your building’s energy usage and waste (a $3,000 value, provided to you at no cost), and to get expert advice and customized recommendations for upgrades and energy savings.

Electric Reduction in Master-Metered Multifamily Buildings Program (ERMM): Knowledge is power, and the potential to save
Advanced submetering technology gives apartment residents the knowledge they need to increase energy efficiency and save money. That means happier residents and lower operating costs. The ERMM Program is available to market-rate (with no affordable housing units) multifamily properties with five or more units in which residents are not currently paying for their own electricity. The ERMM Program provides attractive financial incentives, including $250 per submeter and $1,500 per master meter. Partners are available to provide technical assistance for the installation of advanced submetering; NYSERDA also offers incentives for ENERGY STAR® appliances and efficient lighting installation in residential and common areas. The application deadline for this program is December 31, 2011.

Multifamily Carbon Emissions Reduction Program (MCERP): Cough up less cash – and fewer emissions
When you convert your building’s #6 heating oil system to a cleaner burning fuel, you will increase long-term property value, contribute to greater public health, and be future-compliant with upcoming laws banning the use of #6 fuel oil. The program is available to multifamily properties with five or more residential units, and pays based on the total reduction in your building’s carbon footprint, with a $175,000 cap. Funding for this program is limited, and is available on a first-come, first-served basis. You can apply online, or through a NYSERDA-qualified Partner.
